Commercial lease intelligence for property teams
LeasingIQ brings registered lease evidence, live market listings and scanned lease documents together in one place, so the people who negotiate, value and manage commercial property in Queensland can answer rental questions from evidence rather than recollection.
What LeasingIQ does
Commercial rental evidence in Australia is scattered. Registered leases sit in title records as scanned documents, asking rents live on listing portals that change weekly, and the terms that actually matter — net rent per square metre, incentives, review mechanisms, outgoings, option periods — are buried in the body of each lease. LeasingIQ is a web application that collects all three, structures them, and makes them searchable on a map and in a table.
Registered lease evidence
Registered lease dealings are indexed against their lot and plan, geocoded, and plotted on an interactive map. Filter by locality, area, date or dealing number to assemble a set of genuinely comparable transactions for a subject property.
Market intelligence
Advertised commercial listings — offices, retail tenancies, industrial sheds and warehouses — are tracked over time with asking rent, floor area, agent and campaign history, so you can see what is being asked in a precinct alongside what has actually been agreed.
Lease document extraction
Upload a scanned lease and LeasingIQ reads it page by page, pulling out the commencement and expiry dates, term and options, rent and review provisions, outgoings treatment and permitted use, with every extracted field linked back to the page it came from for checking.
Project workbooks
Group the evidence for a valuation, negotiation or rent review into a project, annotate it, and export a workbook that shows the analysis and the source documents behind each figure.
Who uses it
LeasingIQ is built for professionals who need defensible rental evidence as part of their day-to-day work:
- Property and leasing managers negotiating new leases, renewals and market rent reviews across a portfolio of commercial tenancies.
- Valuers and property advisors assembling comparable evidence for market rent and market value assessments, and needing to cite the registered dealing behind each comparable.
- Asset and facilities teams tracking lease expiries, option dates and outgoings liabilities across a tenanted portfolio.
- Analysts and researchers studying rental movement, vacancy and incentive levels in a commercial precinct over time.
How it works
LeasingIQ is a hosted web application — there is nothing to install, and it runs in a standard browser on desktop or tablet. Access is granted per user by an administrator; there is no self-service sign-up, and no lease data of any kind is visible before you sign in.
Registered lease records are ingested from title data extracts, matched to their lot and plan, geocoded to a street address and published to the map. Scanned lease documents are processed on upload: each page is converted for viewing, text is read from the scan, and structured lease terms are proposed for a reviewer to confirm, amend or reject before they are saved. Nothing is committed to the evidence set without a person approving it.
Data is hosted in Australia and access is controlled by role, so document upload, market data maintenance and user administration are each restricted to the people who need them.
Common questions
Is LeasingIQ a listing portal?
No. It is an analysis tool for property professionals rather than a marketplace. It does not advertise properties for lease or connect tenants with landlords; it records and structures leasing activity so it can be analysed.
What geography does it cover?
Coverage is focused on commercial property in Queensland, Australia, including the Brisbane metropolitan area and regional centres.
Can I get access?
Access is arranged with the administrator for your organisation. If you already have an account, use the log in page; if you need one, an access request can be submitted from the same page and will be reviewed before any data is made available.
What kind of software is this?
LeasingIQ is business software in the commercial real estate and property management category — a private, account-based application for lease administration, rental evidence analysis and property research.
